Mc Avoy Group Light Gauge Steel Frame Building System
The system comprises factory-assembled light gauge steel framed (LGSF) volumetric boxes to construct two-storey homes as detached, semi-detached or terraced properties.
Each dwelling comprises two ground storey boxes and two first storey boxes. Maximum size of modules is governed by site and transportation restrictions. Generally the maximum size of modules is 12500mm long, 3950mm high and 4200mm wide, however the module designs submitted for this assessment are nominally 2301mm wide x 8888mm long and 3549mm wide x 8888mm long.
Heights are 2998mm for ground storey modules and 2897mm for the upper storey modules. 6 no. lifting points are provided to each module
Durability Assessment: Minimum of 60 years
Limits of Scope
- Maximum 2 storeys + roof module for residential use (up to 7 storeys possible with structural justification)
- Bottom members in contact with foundations/sub-structure must be fully isolated from contact with moisture from the ground or external sources
- Minimum 15 mm drained cavity behind external wall claddings
- Adequate sub-floor ventilation must be maintained to the void below the ground floor
- The void below the ground storey module floor must be sealed to prevent moisture entering the void, for example, a polythene membrane and 50mm site concrete (or gravel) laid over the ground
- The McAvoy Group Ltd must be contracted for the design, manufacture, supply and erection of the structures
- A chartered structural engineer suitably experienced in the design of this type of structure must be sub-contracted for the structural analysis and design
