Premier Residential Accommodation System
Two types of modules are manufactured – line-loaded and post and beam. Line- loaded modules are constructed of Light Gauge Steel (LGS). The LGS panels utilised in the construction of the line-loaded modules and the infill panels for the beam and post modules are currently outsourced for manufacture.
The panels are assembled by Premier Modular to form the modules. The line-loaded modules are used for low rise housing (1-3 storeys).
For small mid-rise projects (4-7 storeys), the residential modules will be line-loaded, arranged around hot rolled steel post and beam core elements for the stair and lift. On higher buildings (8-10 storeys), the modules will be post and beam construction with LGS infill, with a concrete stair, lift core and risers.
Durability Assessment: Minimum of 60 years
Limits of Scope
- Maximum 10 storeys subject to structural analysis.
- Bottom members in contact with foundations/sub-structure must be fully isolated from contact with moisture from the ground or external sources.
- Masonry wall cladding cavities should be minimum 50mm wide and ventilated.
- Conventional cladding, such as timber cladding, should have a minimum 25mm drained and ventilated back cavity.
- Rendered external thermal insulation systems and/or insulated brick slip cladding systems applied to steel-framed structures must have a minimum 15mm drained back- cavity.
- Adequate sub-floor ventilation must be maintained to the void below the ground floor.
- The floor void below the ground storey modules must be sealed to prevent moisture entering the void (membrane + concrete oversite)
- Premier Modular must be contracted for the design, manufacture, supply and erection of the structures.
- A chartered structural engineer suitably experienced in the design of this type of structure must be sub-contracted for the structural analysis and design
