Description of the SIBS AB Volumetric Building System

SIBS AB are a development and manufacturing company supplying “Turn-Key volumetric buildings for residential development and construction projects. The modules are constructed offsite at their facility in Malaysia, before delivery to specified sites globally to provide residential accommodation in low to medium rise multiple occupancy residential projects up to 10 storeys above onsite constructed podium level.

The system is formed using fully welded hot rolled steel structural portal frame incorporating hollow section columns and channels the floor is infilled with reinforced concrete designed to withhold disproportionate collapse. The ceiling structure is formed from Galvanised Light Gauges Steel (LGS) formed in the factory from coils using their own specialist former to produce the channels as appropriate. The structural frame is infilled with LGS wall panels. External cladding where this is required, can be mounted to the external faces of the modules, however this is usually restricted to the ends of the modules for Logistic and shipping restrictions and depends on the cladding specification and its suitability for transportation. The structural frame is designed to be parametrical to suit a range of lengths and widths of module’s, its robust construction makes it an ideal fit for a ‘circular’ approach to sustainability in modular construction. These key structural elements can be repeatedly reused in refurbished or re-purposed modular units, contributing to an 80% proportion of recyclable components and materials in the modules.
