The Volumetric Modular Ltd. Modulhaus system
The modular system comprises a galvanized steel structural framework which is infilled internally with floor, wall, ceiling components to provide thermal, acoustic and fire resisting performance; externally wall cladding and roof covering provide weather resistance. Each unit is designed as an individual home.
Space heating and hot water is supplied from a central source (excluded from the BOPAS assessment).
Module configurations include: single storey or stacked two storey detached or terraced blocks. Thestructural components have an estimated service life of 60 years. The modules are assumed to be used astemporary accommodation with planning permission for 5 years to a maximum of 15 years. The modules will be relocated within 15 years. The dwellings are manufactured by Volumetric Modular Ltd. Stafford Park 10, Telford TF3 3B and 101 Longden Road, Shrewsbury, Shropshire, SY3 9PS assembly facilities.

Limits on Scope
- Maximum 2 storeys for residential use
- Bottom members in contact with foundations/sub-structure must be fully isolated from contact with moisture from the ground or external sources
- Minimum 15 mm drained cavity behind external wall claddings
- Suspended floor sub-floor void detailing: 150mm void between subfloor ground level and underside of floor; Damp proof membrane and ground cover to prevent plant growth and moisture transfer from soil; Sub-floor ventilation to provide equivalent ventilation opening to Building Regulation requirements: openings not less than either 1500 mm²/m run of external wall or 500 mm²/m² of floor area, whichever gives the greater opening area.
- Volumetric Modular Ltd. must be contracted for the design, manufacture, supply and erection of the structures
- A chartered structural engineer suitably experienced in the design of this type of structure must carry out the structural analysis and design.
- Condensation risk and thermal calculations (u-values and psi-values) are carried out on a project specific basis where outside the environmental conditions of this assessment.
