System Description
Each ZEDPods dwelling comprises of a modular unit that may be stacked up to a maximum of three above podium level. Dwellings may comprise one module or multiple modules connected together vertically. Modules are constructed in a quality controlled factory environment, complete with all fixtures, fittings and finishes, ready for transportation, craning and fixing together on site to form a house. The pods are manufactured from hot-rolled steel corner and intermediate posts, light gauge steel perimeter floor, ceiling and roof channels and light gauge steel c-section floor and roof joists. External wall infill panels are of timber frame construction. Factory completed modules are transported to site and stacked on a steel podium structure, within set tolerances, which provides a car parking area and stairs to access the entry level on the upper levels. The foundations are site specific by others. The whole is structurally interconnected to provide composite action in accordance with the requirements of the UK structural codes and as specifically designed for each structure.

Limits of Scope
- Maximum 3 storeys above podium level.
- Bottom members in contact with foundations/sub-structure must be fully isolated from contact with moisture from the ground or external sources.
- Minimum 25mm drained and ventilated cavity behind external wall cladding.
- ZEDPods Ltd. must be contracted for the design, manufacture, supply, and erection of the modules.
- ZEDPods Ltd. must confirm the suitability of all designs by others that could impact on the durability of the modules.

System description
Each ZEDPod dwelling comprises of two modular units (one per storey) that are constructed in a quality-controlled factory environment, complete with all fixtures, fittings and finishes, ready for transportation, craning and fixing together on site to form a house. The pods are manufactured from cross laminated timber (CLT) panels. Factory completed modules are transported to site and stacked on a steel podium structure, designed and constructed by others within set tolerances, which provides a car parking area and stairs to access the entry level on the upper level. The foundations are site specific by others. The whole is structurally interconnected to provide composite action in accordance with the requirements of the UK structural codes and as specifically designed for each structure.
The system is based on Binderholz GmbH cross-laminated softwood timber panels (CLT) factory assembled to form modular volumetric units to function structurally as external walls, internal walls, upper floors, and flat or sloping roofs, subject to the provision of suitable and adequate weather protection where exposed to the elements and additional fire protection, as necessary, to comply with local Building Regulations.

- Maximum 2 storeys;
- Bottom members in contact with foundations/sub-structure must be fully isolated from contact with moisture from the ground or external sources.
- Breathable insulation must always be applied externally to CLT panels (rigid foams must not be used).
- Minimum 25mm drained and ventilated cavity behind external wall cladding.
- CLT panels must be protected from direct or indirect contact with moisture.
- ZEDPods Ltd./Lesko Modular Group Ltd. must be contracted for the design, manufacture, supply, and erection of the modules.
- ZEDPods Ltd./Lesko Modular Group Ltd. must confirm the suitability of all designs by others that could impact on the durability of the modules.
