Description of ModularWise Ltd Composite Steel and Timber Frame Modular Volumetric Building System
Factory completed modules are transported to site and stacked on a site constructed sub-structure. The modules are erected off a level base. It must be constructed to meet the level and out-of-true tolerances specified by the system designer. Maintenance of the specified tolerances is critical in achieving accurate assembly of the modules on site. The modules are stacked on site and are structurally interconnected to provide composite action in accordance with the requirements of the UK structural codes and as specifically designed for each structure.
The modules comprise factory 95% finished, internally and externally, timber-framed structures with light gauge steel floors. Module sizes are tailored to meet project requirements. Dimensions are limited by transportation and site access restrictions. Each project is subject to site-specific design and structural calculation. Modules are delivered to site with external cladding, windows, doors, internal fixtures, stairs, finishes and decorations installed.
Durability Assessment: minimum 60 years
Limits on Scope:
- Maximum 2 storeys for residential use subject to structural justification.
- Bottom steel members must be fully protected from contact from direct or indirect moisture.
- Minimum 25mm drained and ventilated cavity behind external wall claddings or as required by the cladding manufacturer.
- The ground below the ground module floor must be sealed to limit the risk of moisture entering the void, e.g., membrane + 50mm oversite concrete, or minimum 100mm concrete. Where the bottom of the void is below ground level, drainage may have to be considered. Risk of standing water in the void is not permitted.
- Adequate sub-floor ventilation must be maintained to the void below the ground floor, minimum 1500mm2/m of external wall or 500mm2/m2 of floor area. Where the depth of the void is less than 150mm, consideration should be given to increasing the amount of ventilation to ensure adequate dispersal of moisture.
- ModularWise Ltd must be contracted for the design, manufacture, supply and erection of the structure.
- A chartered structural engineer suitably experienced in the design of this type of structure must be engaged for the structural analysis and design.
